A move-up prep list

Managing a successful transition from your starter home to a move-up property takes organization, decisiveness and preparation. Here are some tips to guide your efforts:

• Determine what you want. The more specific the list of features you desire in your next home, the better your chances for finding a home you’ll adore. Make a list of things you can’t live without, things you’d like to have and things that don’t matter to you. This list of “must haves,” “would like to haves” and “don’t cares” will be especially helpful to your realtor as he or she goes house hunting on your behalf.

• Work with a realtor well-versed in your local move-up market. Some realtors specialize in first-time buyers. Some are relocation experts. Find someone focused on the move-up market, including the location and price range you are considering.

• Get your financing squared away. Once you know what size loan you have qualified for, you’ll know how much home you can afford.

• Prepare your current home for sale. Clean it up, fix it up, refresh the look inside and out. Remove clutter and stage the rooms with minimal furnishings if you can. Keep your sights on movin’ on up!
